Authentic Norman manor house in a 6000m2 green setting, renovated and brought up to date for the comfort of families for a few days or a few weeks. Ideally located 1 hour 30 minutes from Paris, the beaches (Honfleur, Deauville, and also Etretat) are 1 hour away, as are numerous cultural (castles, cathedrals), gastronomic, and entertainment sites (zoos and parks, treetop adventure courses, hiking/horseback riding...): - 30 minutes from Rouen and its Gothic churches, - 20 minutes from Pont Audemer, the "Venice of Normandy", - 50 minutes from Lisieux and its famous Basilica, - 1 hour from Étretat and its cliffs where lovers of Arsène Lupin stroll, - Close to places steeped in history such as the Domaine du Champ de Bataille or Le Bec-Hellouin, one of the most beautiful villages in France. It's a quiet village, but far from isolated. Exit 25 of the A13 motorway takes you 5 minutes from the property, and within a 5-minute drive you'll find: a hypermarket and two discount stores, a pizzeria, a fast-food restaurant (no advertising needed!), several restaurants with good value for money, sushi... as well as florists, bakeries, doctors... When you pass through the archway, you're guaranteed to disconnect. A parking area in front of the outbuilding can accommodate 6 to 8 cars. It's a 6000m² wooded plot, with numerous species for botany enthusiasts, on which we've built a covered (retractable) swimming pool, accessible from the end of April to the end of September and heated for your comfort, a ping-pong table for children (young and old), and a barbecue/picnic area to enjoy the days and evenings. The 270m² house has 3 levels: - On the garden level: an entrance hall with WC, a living/games room of over 40m² with a billiards area (René Pierre – convertible into a dining table), a reading nook with sofa, armchairs and a ceramic wood-burning stove (perfect for diffusing gentle heat), a fully equipped kitchen/dining room of over 25m² with its monumental fireplace, and a 12m² bedroom for 2 people, with its own bathroom and fireplace, parquet flooring, as well as a laundry room in the veranda area PGJyPg - On the 1st floor: a 14m² bedroom with a double bed, a second 12m² bedroom with a double bed, a third 10m² bedroom with a double bed and a fourth 14m² bedroom with another double bed. Separate WC and large 11m² bathroom with shower and bathtub + double vanity. On the 2nd floor: a shower room with shower and WC, a large 25m² bedroom with a double bed and a sofa bed, a second 25m² bedroom with two double beds. In the annex: a relaxation area with large beanbag chairs or a room for a movie with a projector to which a hard drive or PC can be connected, a foosball table. Some double beds can be separated into single beds for seminars or to create children's dormitories, for example. Original solid wood parquet flooring throughout the 1st and 2nd floors. Beautiful high ceilings throughout (up to 3m) with a structure of original massive beams, dressed stone, and brick. An energy-efficient heating system (old oil boiler replaced by a heat pump).
